Petrom's new HQ, among top rental transactions

Oil company Petrom SA will have a new central office next spring, as it will transfer its general headquarters to a class A office building close to Bucharest's Charles de Gaulle Square, in March.



The contract on the rental of 5,000 square metres by Petrom over five years amounts to about 6 million euros, being one of the top deals logged in 2004. Petrom can subsequently opt for an extension of the renting period.



The new general headquarters of the company will take up five of the six floors of the office building, with the total value of the project developed by TriNation Management & Development standing at 9.5 million euros. TriNation is a company operating on the domestic real estate market, through the management of commercial space and the development of real estate projects.



"The change is necessary both in the wake of the company's expansion and amid the company's desire to secure better working conditions for its employees, and especially for a higher profile of Romania's largest industrial company," Petrom officials say. The transaction was handled by the domestic office of Colliers International real estate agency.



The building will have more than 100 parking spaces mainly destined to companies that will rent space and possibly to other beneficiaries. The building will have a total area of 11,000 square metres, with two subterranean levels used as a parking lot, a ground floor and six levels with about 7,000 square metres of offices.



The decision to move Petrom management and staff from the headquarters of Calea Victoriei, close to the headquarters of the Economy and Trade Ministry, was made because the building had been hurt by earthquakes and it needed to be consolidated, according to sources close to the company. Moreover, the building is being claimed by its former owners.



The new central office of Petrom is now under construction, in an area that is said to become the future business district of the Romanian capital city. This area already hosts the central offices of some companies such as Orange, Rompetrol, BRD SocGen, Citibank, Alpha Bank, Connex and HVB.



Petrom is the largest Romanian company, with annual turnover worth about 2 billion euros and 50,000 employees.
