Mall Alba expands lettable surface by 3,000 sqm

The developers of the Mall Alba shopping centre, built by a company controlled by three businessmen in Alba Iulia will expand its lettable area by 3,000 square metres given the robust pace of pre-renting. "We decided to expand the lettable area of the mall encouraged by the steady pre-rental pace. So far, pre-leases have been signed for 70-80% of the surface area, accounting for some 9,000 square metres. The value of the investment will amount to about 13-14 million euros," Dorin Mateiu, one of the shareholders of the developer - Mall Alba, told ZF. The mall's main tenants are supermarket chain Spar, electronics and home appliance retailers Altex and Flanco, as well as clothing stores Kenvelo, Bigotti and Cavaliere, according to information provided by Cushman & Wakefield Consulting Activ, the broker of the project. The funding of the project is 75% provided by means of a credit, while the rest is paid for with the company's own money. Mall Alba is being developed on a plot of land leased from the local city hall, and its inauguration is scheduled for September this year. Shopping centres became very interesting for investors at the end of last year, as this is the segment of the real estate market with the most spectacular transactions on the market. "We had talks with several investors, but we have not had any concrete offer. We will potentially consider a sale based on the offers we will receive," added Mateiu.
