Bucuresti Mall and Plaza Romania valued at 170m euros

Real estate developer Anchor Grup, which manages shopping centres Bucuresti Mall and Plaza Romania, will transfer the two malls to two newly-established companies. The malls' plots and buildings have been valued at around 170 million euros (565 million euros). According to a report published in the Official Gazette, Plaza Romania has a book value of 93 million euros (313.8 million RON), and Bucuresti Mall at 75 million euros (251.2 million RON), calculated at the central bank's exchange rate from the day when the value was set (i.e. 3.3 RON/euro). The market value of the shopping centres is double the value assessed by Anchor, given that the market's average yield is around 7%, according to experts. Under the circumstances, the market value of Plaza Romania amounts to around 180 million euros (which has a lettable area of 41,000 square metres), while Bucuresti Mall is worth around 160 million euros (with a lettable area of 36,000 square metres).
